DOCUMENTATION - DEVELOPMENT APPLICATIONS (DA) and CONSTRUCTION CERTIFICATES (CC)
     Specialising in the preparation of Landscape Planning documentation for Council Development Applications and Construction Certificates for both residential and commercial projects we will co-ordinate our landscape plan with architectural drawings provided by your Architect or Building Designer for your new development or alterations and additions to an existing building or residence.

      Whether you require a simple landscape plan with minimal design intent to meet Council LEP and DCP controls and/or budgetary constraints, or whether you wish to include a custom design we can talk you through the process.

     Let us assist you to develop a design personalised to your desired style, taste and a reflection of your lifestyle requirements, ensuring your design will work as a complete concept taking into consideration any site constraints.
     Our Design Service includes an on-site consultation to discuss your needs and desires and to undertake a documented site analysis to assist in providing you with a computer generated design 'to scale' and a complete document package ~ this enables you to compare quotes from different contractors capable of implementing the design. 
 
ARCHITECTURAL SERVICES
Image8.jpg - largeDesignerScapes Landscape Design can design and document your complete landscape project in readiness for council submission.  The process today is an arduous one, Councils require a number of documents outlining the intent of the project (details are on your council's website).  If you are thinking of developing your garden by installing structural elements such as a swimming pool/spa; water feature; deck; pergola or retaining walls, it is probable that you will be required to submit a Development Application to your Local Government Authority (council).  We can produce the required documentation for your project and act on your behalf if required to submit all necessary plans and paperwork to Council.

The key to a successful project outcome is often in the management of the project during its construction stage.  DesignerScapes can offer a Project Management Service from the preparation of constructions details, specifications and material and finishes selections for tender packages through to on-site construction management to determine a controlled outcome ensuring the design's integrity.
HORTICULTURAL CONSULTANCY
100_5240.jpg - smallDo you require assistance with plants or a planting plan to refurbish your existing garden?  We can help by providing horticultural advice in identifying site issues, planting plans and/or plant supply for implementation by yourself or recommended Landscape Contractors.
 
We can also prepare Vegetation Management Plans or Specifications that may be required by your consent authority for your development.

SEAFORTH RESIDENCE
A small courtyard garden in a recently purchased townhouse required a transformation.  The client brief to include a turfed play area for their young daughter and pet dog.

CURL CURL SEASIDE RESIDENCE
This frontline coastal garden required a planting palette capable of sustaining southern salt laden winds.  Exposed rock outcrops were the focus of the design to create a natural landscape to this headland location.

BALGOWLAH RESIDENCE
This property required a refurbishment to the front setback and a more defined entry to the front door together with a new concrete driveway. The rear courtyard was the main focus our design developed a relationship to the internal living area, providing a functional space for the teenagers in the existing garage, creating the 'Perfect Entertainer'.

This enclosed small courtyard and garden adjoins a carport, the design entailed a refurbishment of the courtyard to include built in seating with feature bamboo to screen the busy street behind.  Batten timber screening to the carport provided a sense of separation to the garden space.
